Terms of Use

1. Introduction

These Terms of Use (“Terms”) govern your access to and use of the LandLens® platform (“the Platform”), operated by Edvance Technologies Ltd (“we”, “us”, “our”), a company registered in England and Wales.

By creating an account or using the Platform, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the Platform.

2. Eligibility

The Platform is intended for professional use by planning consultants, property developers, land agents, surveyors, and other property professionals. You must be at least 18 years old and have the legal authority to enter into these Terms.

3. Account Registration

  • You must provide accurate and complete information when registering.
  • You are responsible for maintaining the confidentiality of your password.
  • You must notify us immediately if you suspect unauthorised access to your account.
  • Accounts are subject to approval by our team. We reserve the right to decline or revoke access at our discretion.
  • Each account is for individual use only. Sharing login credentials with others is prohibited.

4. Subscriptions & Payments

  • Access to LandLens® is available through various subscription tiers (Finder, Analyst, Enterprise) and a Pay Per Report option.
  • Subscription fees are billed in advance on a monthly basis via Stripe. Quarterly billing is also available at a discounted rate.
  • All prices are in GBP and exclusive of VAT unless stated otherwise.
  • Minimum Term: All subscriptions require a 3-month minimum commitment. By subscribing, you agree to pay the subscription fee for at least 3 consecutive billing periods from the date of activation.
  • Cancellation: After the initial 3-month minimum term, you may cancel your subscription by providing 30 days' written notice. Cancellation takes effect at the end of the current billing period following the notice period. Contact [email protected] to cancel.
  • Early Termination: If you cancel before the 3-month minimum term has elapsed, you remain liable for the remaining fees due within the minimum term.
  • We reserve the right to change subscription prices with 30 days' notice.

5. Demo & Trial Accounts

Approved users may receive a 5-day demo period with limited platform access. At the end of the demo, access will be restricted unless a paid subscription is activated. We may extend or modify demo terms at our discretion.

6. Acceptable Use

You agree not to:

  • Use the Platform for any unlawful purpose
  • Attempt to reverse-engineer, decompile, or scrape the Platform
  • Use automated tools (bots, scrapers) to extract data in bulk beyond normal use
  • Redistribute, resell, or sublicense Platform data or reports without written permission
  • Interfere with or disrupt the Platform's infrastructure
  • Impersonate another person or misrepresent your affiliation

We reserve the right to suspend or terminate accounts that breach these rules without notice.

7. Data Sources & Accuracy

LandLens® aggregates data from public government sources including planning.data.gov.uk, HM Land Registry, the Environment Agency, Historic England, and Ordnance Survey. This data is provided “as is” and “as available”.

While we endeavour to present data accurately, we do not guarantee the completeness, accuracy, or timeliness of any data displayed on the Platform. Government datasets may contain errors, omissions, or delays.

LandLens® is an intelligence tool, not a substitute for professional planning advice. Always verify critical information through official channels and consult qualified professionals before making decisions based on Platform data.

8. AI-Generated Content

The Platform includes AI-powered features that interpret natural language queries and generate summaries. AI outputs are provided for informational purposes only and may contain inaccuracies. You should independently verify any AI-generated content before relying on it for professional decisions.

9. Intellectual Property

  • LandLens®, its logo, design, and software are the intellectual property of Edvance Technologies Ltd.
  • LandLens® is a registered trade mark of Edvance Technologies Ltd, registered at the UK Intellectual Property Office under Reg No. UK00004365722 (Class 042).
  • Government data displayed on the Platform is subject to the respective licensing terms of each data provider (e.g., Open Government Licence, PSMA).
  • Reports generated through the Platform may be used for your internal business purposes. Redistribution requires our written consent.

10. Ordnance Survey Data & End User Licence

The Platform incorporates data from Ordnance Survey via the OS Data Hub Premium API, licensed to Edvance Technologies Ltd under an OS Data Hub Plan. Your use of Ordnance Survey data displayed within LandLens® is subject to the OS Data Hub End User Licence, which is incorporated into these Terms by reference.

In particular, you may not:

  • Use any Ordnance Survey data obtained through LandLens® in your own commercial products, services, or applications without holding your own separate OS Data Hub licence or equivalent Ordnance Survey licence agreement.
  • Redistribute, sublicense, or make available OS Premium API data to third parties in any form (including via API, download, or embedded in reports shared externally) beyond personal or internal business reference.
  • Remove, obscure, or alter any Ordnance Survey copyright notice or attribution.
  • Systematically extract, scrape, or bulk-download OS map tiles, boundaries, or other geospatial data from the Platform.

If you require Ordnance Survey data for use in your own commercial activities, you must obtain your own licence directly from Ordnance Survey. Details are available at ordnancesurvey.co.uk/licensing.

11. Data Attribution

The Platform uses data from the following sources, and the following attribution statements apply:

  • planning.data.gov.uk: Contains public sector information licensed under the Open Government Licence v3.0.
  • Environment Agency: This uses Environment Agency flood and river level data from the real-time data API (Beta).
  • Historic England: © Historic England 2026. Contains Ordnance Survey data © Crown copyright and database right 2026.
  • HM Land Registry: Contains HM Land Registry data © Crown copyright and database right 2026. Licensed under the Open Government Licence v3.0.
  • Ordnance Survey: Contains OS data © Crown copyright and database right 2026. Powered by OS MasterMap Topographic Area. Licensed under the OS Data Hub API licence.

13. Limitation of Liability

To the fullest extent permitted by law:

  • Edvance Technologies Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform.
  • Our total liability for any claim arising from or related to the Platform shall not exceed the amount you paid us in the 12 months preceding the claim.
  • We are not liable for losses caused by inaccuracies in third-party government data.
  • We are not liable for any downtime, service interruptions, or data loss beyond our reasonable control.

Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

14. Indemnification

You agree to indemnify and hold harmless Edvance Technologies Ltd, its directors, employees, and agents from any claims, damages, or expenses arising from your breach of these Terms or misuse of the Platform.

15. Termination

  • You may close your account at any time by contacting us at [email protected].
  • We may suspend or terminate your access if you breach these Terms, fail to pay fees, or for any other reason at our reasonable discretion.
  • Upon termination, your right to use the Platform ceases immediately. We may delete your data in accordance with our Privacy Policy.

16. Changes to These Terms

We may revise these Terms at any time. Material changes will be communicated via email or a notice on the Platform at least 14 days before taking effect. Continued use after the effective date constitutes acceptance of the revised Terms.

12. NeighbourID Service

NeighbourID results are powered by OS MasterMap building footprint data and HM Land Registry data where applicable, and are provided for individual planning notification purposes only.

  • Properties on unregistered land (approximately 15–30% of UK properties) may not appear in results.
  • Where OS MasterMap data is unavailable for a location, NeighbourID falls back to HM Land Registry INSPIRE Index Polygons. Fallback results are flagged with reduced confidence and should be verified manually.
  • Geocoding has a margin of error. Results must be verified before use in professional correspondence.
  • Bulk download, storage, or redistribution of address data obtained through NeighbourID is strictly prohibited.

  • Edvance Technologies Ltd accepts no liability for incorrect or missing neighbour identification.

NeighbourID lookup allowances are tied to your subscription plan and reset monthly. Overage lookups beyond your plan allowance are billed at the applicable per-lookup rate.

17. Governing Law & Jurisdiction

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
