How Valuation Triage Works
🏗️ New Build Detection
Flags properties where the EPC was lodged as a new dwelling transaction, or the construction age band is 2012 onwards. Useful for identifying new-build completions that need specialist valuation workflows.
🔨 Extension Detection
The EPC register records an extension count (0–4) for each property. Properties with 1+ extensions should be triaged toward a physical inspection, as they alter comparables and floor area.
🔧 Post-Sale EPC (Alteration)
We cross-reference EPC lodgement dates against HM Land Registry Price Paid sale dates. A new EPC filed more than 12 months after the last sale (amber dot) often signals material works — extensions, loft conversions or significant retrofits.
