What Is a Site Verdicts™ Assessment and Why Does It Matter?

Before committing time or money to any site — whether you are assessing a potential development, evaluating a planning application, or doing pre-offer due diligence on a purchase — you need to understand what you are dealing with.

What Does a Site Verdicts™ Assessment Cover?

A Site Verdicts™ assessment checks 12 planning constraint layers simultaneously for any UK postcode: flood zone classification (Zones 2 and 3), conservation area designation, Green Belt, listed buildings in the vicinity, Article 4 Directions, Sites of Special Scientific Interest, Areas of Outstanding Natural Beauty, Ancient Woodland, National Parks, brownfield land designation, and planning application history.

The assessment also pulls EPC history for the postcode, Land Registry price paid data, and neighbouring property boundary information where relevant.

The Green / Amber / Red Verdict

The output is a single, clear verdict: Green, Amber, or Red.

Green means no material planning constraints were found. The site has a standard planning complexity score and a normal planning process is likely. This does not mean planning permission is guaranteed for any specific proposal — but it does mean there are no designation-level constraints that would make development inherently difficult.

Amber means one or more constraints were found that will affect planning considerations. These may be manageable — a single Flood Zone 2 classification or a nearby listed building — but they require specific consideration in any development or purchase decision.

Red means significant constraints exist that will materially affect what can be done with the site. A Flood Zone 3 designation, Green Belt allocation, or conservation area with Article 4 Directions may all contribute to a Red verdict. Red does not mean the site is undevelopable — but it means proceeding without professional planning advice would be unwise.
